44 West Luxury Living multifamily community developed by Mia Rose Holdings opens in Valley Park

ST. LOUIS, MO – 44 West Luxury Living, a new upscale multi-family development has opened in Valley Park, Missouri. The amenity-rich community features five residential buildings with one and two-bedroom units and a clubhouse designed to meet residents’ work-from-home and recreational demands. Located on Meramec Station Road off Highway 44, developer Mia Rose Holdings chose the parcel for its central location to support the demand for quality housing fueled by strong job creation in the area. The development features sidewalks that connect to nearby restaurants and shops on Meramec Station Road. A two-acre parcel of the 10-acre plot is slated for future commercial and retail space. Mia Rose has delivered or is developing more than 2,000 units at multi-family and mixed-use communities throughout the St. Louis region, primarily in St. Charles County.

Three of the five buildings with 120 units are complete. The remaining two buildings with 84 units will complete in January for a total of 60 two-bedroom units and 144 one-bedroom units. The two-bedroom units average 1,020 square feet and the one-bedroom units are approximately 780 square feet. The 3,800-square-foot clubhouse includes a conference center, package concierge, specialty coffee bar, great room and a well-equipped fitness center. Residents enjoy pet-friendly community policies and complimentary Wi-Fi. 

The outdoor amenities, which include a resort-style pool, sun deck, outdoor lounge with fire pits and BBQ grills, will open this Spring. Construction began last Fall by general contractor, Wright Construction. The architect was Rosemann & Associates, P.C., the MEP engineer was Engenuity, and the civil engineer was Premier Design Group. The property manager is 2B Residential.

Features include Nichiha fiber cement panels mimicking brick, stone and wood panel formats, architectural shingle and low slope roofs, ornamental balcony railings, decorative exterior lighting sconces and lush landscaping. Individual garages are available for lease.

Each unit features quartz countertops, high-end flooring, full-size washer and dryers, a private patio or balcony with storage, energy-efficient vinyl windows and patio doors, stainless steel appliances, quartz bathroom vanities, walk-in closets and nine-foot ceilings throughout.
