Mia Rose Holdings Launches $60 Million ‘44 East’ Project — Breathing New Life Into a Valley Park Landmark

VALLEY PARK, MO – June 19, 2025 – Mia Rose Holdings, LLC is officially moving forward with 44 East, a $60 million mixed-use development that marks the team’s second major investment in Valley Park. Located at the corner of Highway 44 and 141, on the site of the former Wet Willy’s—an iconic hotspot from the 80s and 90s—the project is transforming a nostalgic landmark into a vibrant new community. Mia Rose officially closed on the land acquisition from Mercy Hospital on June 9, 2025—a major milestone that underscores the strength of the vision and the trusted partnerships behind it.

44 East will feature 216 luxury apartments, delivering upscale comfort and convenience to one of the region’s most connected corridors. As the sister project to 44 West Luxury Living, the development reflects community feedback by offering a greater mix of spacious 2- and 3-bedroom units—alongside 1-bedroom options—to meet strong demand for high-quality, maintenance-free living. Each residence will include a patio or balcony and elevated finishes such as 9-foot ceilings, backlit mirrors, quartz countertops, in-unit resident storage, and full-size washers and dryers. Residents will also enjoy co-working lounges and resort-style amenities—hallmarks of Mia Rose’s signature approach to modern luxury.

“We’re incredibly proud to continue our working relationship with the city of Valley Park as we progress our vision of 44 East,” said Tom Kaiman, Founder of Mia Rose Holdings. “This is more than just a development—it’s a reflection of the feedback and spirit of this community. We’ve designed a product that meets real demand, especially for more 2- and 3-bedroom homes. We’re not just building buildings—we’re building better ways to live.”

Mayor Chandra Webster of Valley Park echoed the excitement:
“44 East is going to be a fantastic addition to our community. We’re thrilled to work with Mia Rose Holdings again—they’ve truly raised the bar for the type of thoughtful, quality development we want to see in Valley Park. With more spacious layouts and family-friendly options, 44 East answers a real need in our city.”

Mia Rose is honored to collaborate with an exceptional team to bring this project to life—including equity partner Argos Capital Partners; debt partners Commerce Bank and First Bank; design partners Rosemann & Associates, Engenuity, The Sterling Company, and SCI Engineering; and building partners Karrenbrock Construction for sitework and Midas Building Group for vertical construction.

With an epic location, strong community support, and an elite team driving it forward, 44 East is poised to be a signature addition to Valley Park.
